Please read these terms carefully before completing your reservation with Mountain2Mountain Rentals.

By completing a booking with Mountain2Mountain Rentals, you confirm that you have read, understood, and agree to be bound by these Terms & Conditions in full.

Booking & Payments
All reservations are subject to availability and are not confirmed until full payment has been received and a booking confirmation has been issued by Mountain2Mountain Rentals.
- Full payment is due at the time of booking unless otherwise agreed in writing
- Accepted payment methods: Credit / Debit Card, Venmo, Zelle, and PayPal
- All rates are listed in USD and include applicable cleaning fees. Taxes are itemized at checkout
- Pricing is confirmed at the time of booking and is not subject to change after confirmation
- Reservations not paid within 48 hours of booking may be automatically released

Cancellation Policy
We understand plans change. The following cancellation schedule applies to all direct bookings. Bookings made through third-party platforms (Airbnb, VRBO, etc.) are subject to that platform's cancellation policy.

100% refund, all fees returned
Travel insurance is strongly recommended for all guests. Mountain2Mountain Rentals is not responsible for costs related to travel disruptions, weather events, or personal emergencies.

Check-In & Check-Out
- Standard check-in: 2:00 PM | Standard check-out: 12:00 PM (Noon)
- Early check-in and late check-out may be available upon request and may incur an additional fee
- Unauthorized late check-out is subject to a fee of $25 per hour
- Check-in instructions and access codes will be provided via email 48 hours prior to arrival
- Guests are responsible for securing the property upon departure — all doors locked, windows closed, heat/AC set per posted guidelines

Occupancy & Guests
Each property has a posted maximum occupancy. This limit is strictly enforced for safety, insurance, and local ordinance compliance.
- Exceeding maximum occupancy is a material breach of these Terms and may result in immediate termination of the stay without refund
- All guests must be disclosed at the time of booking — this includes all adults and children
- The primary guest listed on the reservation must be present for the duration of the stay and is responsible for all guests' conduct
- The booking guest must be at least 25 years of age

House Rules
All guests agree to abide by the following rules. Violations may result in immediate removal from the property and forfeiture of the security deposit.
- No smoking of any kind inside the property. Outdoor smoking in designated areas only. Violation fee: $1,000
- No parties or events. Gatherings are limited to registered occupants only
- Quiet hours: 10:00 PM – 8:00 AM. Respect neighbors and local noise ordinances
- Pets: Pets are welcome at no additional charge. Any damage caused by pets remains the guest's responsibility
- No commercial photography, filming, or sponsored content shoots without prior written approval
- No alterations, rearrangements, or damage to the property or its contents
- Trash must be placed in designated bins; excessive mess may incur additional cleaning charges
- Mountain-specific hazards (ice, snow, wildlife) are present; guests access outdoor areas at their own risk

Security Deposit & Damages
A security deposit of $500 is required for all bookings. This amount is held and released within 7 days of check-out provided the property is returned in its original condition.
- Deductions may be made for damage beyond normal wear and tear, missing items, excessive cleaning, or rule violations
- If damages exceed the deposit amount, the guest agrees to pay the balance within 14 days of written notice with documentation
- Guests are encouraged to report any accidental damage promptly — this is always handled more favorably than damage discovered after departure
- To dispute any deduction, guests must contact us in writing within 7 days of receiving the refund or deduction notice

Liability & Assumption of Risk
Mountain2Mountain Rentals properties are located in New York and Virginia. By booking, guests acknowledge and voluntarily assume all risks associated with mountain and rural activities and conditions including but not limited to:
- Skiing, snowboarding, hiking, and all outdoor recreational activities
- Icy, snowy, or slippery conditions on walkways, driveways, and surrounding terrain
- Wildlife encounters and natural mountain hazards
- Use of fireplaces, fire pits, hot tubs, and outdoor amenities
- Altitude-related conditions and weather events
Mountain2Mountain Rentals, its owners, and agents shall not be liable for any injury, loss, or damage sustained on the property. Guests agree to indemnify and hold harmless Mountain2Mountain Rentals from any claims arising from their use of the property. Mountain2Mountain Rentals is not responsible for loss or theft of personal belongings during a stay.

Privacy & Data
We collect only the information necessary to process your reservation and communicate with you about your stay. We do not sell your personal information to third parties.
- Information collected includes: name, contact details, payment information, and booking history
- Data is used for booking processing, guest communications, and (with your consent) future marketing
- You may opt out of marketing communications at any time by contacting us at rachel@mountain2mountain.com
- We use secure, PCI-compliant payment processing and do not store full card details
- Booking information may be shared with local authorities if required by law

Guest Conduct & Removal
Mountain2Mountain Rentals reserves the right to terminate any stay immediately and without refund in the event of:
- Violation of any House Rules or these Terms & Conditions
- Causing damage to the property or creating a nuisance for neighbors
- Illegal activity of any kind on or near the property
- Misrepresentation of the number of guests or the nature of the stay
- Threatening or abusive behavior toward property staff or neighbors

General Provisions
- Governing Law: These Terms are governed by the laws of the state in which the rented property is located — New York or Virginia, as applicable. Disputes relating to a New York property will be resolved in New York; disputes relating to a Virginia property will be resolved in Virginia
- Entire Agreement: These Terms, together with the booking confirmation, constitute the entire agreement between the parties
- Modifications: Mountain2Mountain Rentals reserves the right to update these Terms at any time. Changes take effect upon posting. Your continued use of our booking services constitutes acceptance
- Severability: If any provision of these Terms is found unenforceable, the remaining provisions continue in full force

By completing a booking with Mountain2Mountain Rentals — whether through our website, by phone, or via email — you confirm that:
You are at least 25 years of age, have read and understood these Terms & Conditions in full, agree to be legally bound by them, and have the authority to accept on behalf of all guests in your party.
